I like to be straight with my neighbours, so here is the "Good News / Bad News" for this month:

The Good News: If you are looking to buy, you have more power than you’ve had in a long time. There is a significant amount of housing supply, less pressure to make an immediate decision, and more room to actually think about a house before making the biggest purchase of your life.

The Bad News (well, sort of): If you are selling, you won’t be seeing a queue of twenty people at your front door on day one. With higher stock levels, you need to ensure your home looks its absolute best to stand out from the crowd.

What do the numbers actually mean?

Right now, DN22 is sitting in what we call a "Balanced Market."

Imagine you’re at a local school bake sale. If there are 100 people and only 2 cakes, it’s a frenzy (that’s a seller’s market). If there are 100 cakes and only 2 people, the cakes stay on the table (that’s a buyer’s market). A balanced market is when there is enough choice for everyone, and nobody has to elbow their neighbour to get a slice of lemon drizzle.

Currently, we have 302 properties for sale across the DN22 postcode. That’s up by 14 homes compared to last month. It’s a clear sign that the market is replenishing its stock levels.

Understanding the Supply Ratio

This is the big one. We look at the relationship between the number of homes available and the number of buyers active in the market. In DN22, the current ratio of supply to demand is equivalent to 9.1 months' worth of stock.

Just recently, Barnby House in Barnby Moor went for a whopping £1,450,000, and a beautiful spot on Town Street in Sutton fetched £1,400,000. It shows that from Lound to the heart of Retford, people still see DN22 as a blue-chip place to live.
