If you’re waiting for the local property market to go back to "how it used to be," you might be waiting for a train that isn’t coming. In fact, I’ll go out on a limb here: I think the way we look at house prices in DN22 8 is about to flip on its head. For years, we’ve looked at the price tag in a window and assumed that’s the "value." Starting this September, the power has shifted entirely to the person with the chequebook, not the person with the keys.

What if you woke up tomorrow and realized your house was actually a giant savings account that had stopped paying interest?

Why is this happening? Across areas like Torworth and Mattersey, sellers are still aiming for the stars with their prices, but buyers are keeping their feet firmly on the ground. This month alone, asking prices dropped by over £26,000. It’s like a game of high-stakes musical chairs where the buyers are the ones picking the music.

Is there plenty to choose from?

If you’re looking to move into the area, there’s good news. There are 73 properties currently looking for new owners across the DN22 8 postcode. Whether you’re looking for a cottage in Sutton-cum-Lound or something more modern, there is a decent bit of choice.

However, things are moving at a gentle stroll rather than a sprint. We are seeing about 4 sales completed every month. Because there are more homes for sale than people buying them, we call this a "Buyer’s Market." It means if you’re looking to buy, you’ve got the upper hand to haggle and find a bargain.

What does this mean for you?

If you live in DN22 8, don’t be discouraged by the small dip in long-term value. A home is first and foremost a place to live, grow, and be happy. But if you are thinking of selling, the secret this September is "realism."

The gap between the "dream price" and the "sold price" is the widest we’ve seen in a while. To get a "Sold" sign up in your garden, you need to price your home for the market we are in today, not the one we were in a few years ago.
