The Price Gap Puzzle, DN22 Property Market — August 2026
If you were standing in the middle of Barnby Moor today and spotted a house for sale, would you believe me if I told you the price tag on the sign might be £100,000 higher than what a buyer will actually pay?
It sounds like a tall tale, doesn't it? But here in the DN22 postcode, we are seeing one of the most curious gaps between "hope" and "reality" that I’ve seen in my years as an estate agent.
The £100,000 Grand Canyon Let’s look at the numbers for August 2026. The average price that sellers are asking for right now across DN22 is £305,693. However, when we look at the Land Registry data and the final deals done over the last year, the average price people actually paid was £205,218.
Did you know that there is a massive £100,475 difference between what is on the advert and what is in the contract? That is a 49% gap! It means that while many of us are dreaming big when we put our homes on the market, the people moving into our neighbourhoods—from the quiet lanes of Saundby to the bustling streets of Retford—are keeping their wallets firmly tucked away until the price reflects the current market.
What’s happening on your street? Right now, there are 329 properties currently for sale across the DN22 postcode. Whether you’re looking at a grand detached house in Ranskill or a cosy cottage in Sutton, there is significant choice for buyers. In fact, the current housing supply is quite substantial when compared to the volume of transactions. If we look at the ratio of stock levels against the rate of sales, the local market is currently well-supplied with inventory.
We are seeing about 36 sales completed every single month. That’s roughly one family packing their boxes and moving house every single day in our area, contributing to a steady level of market activity.
Up or Down? The Monthly Seesaw If you’ve been watching the market closely since July, you’ll notice a bit of a wobble. The prices people are asking for have dropped by about £19,525 this month (a 6% dip). But don't let that worry you—it’s actually a good sign! It indicates that sellers are adjusting to the competition for sellers in the area and becoming more realistic.
Meanwhile, the prices people are actually paying went up by a tiny bit—£1,739 (or 0.9%) compared to last month. It’s like a slow-motion dance where the two sides are finally starting to get in step with each other as prices align with buyer expectations.
The Seven-Year Itch Here is a bit of a "brain-teaser" for you: if you bought a home in DN22 back in August 2019, how much more is it worth today? The answer might surprise you: virtually the same.
Over the last seven years, the average value has moved by minus £312. In the property world, we call this "flat." While other parts of the UK have seen prices go up and down like a rollercoaster, DN22 has remained remarkably steady. Your home is a safe harbour; it’s held its value almost exactly, providing a stable roof over your head without the wild swings you see on the news.
What does this mean for you? If you’re thinking of selling your home in Sutton or Barnby Moor, the secret to success this August is simple: don't get distracted by the big numbers you see online. The buyers are there, and they are active, but with the current stock levels, they are looking for fair value.
The DN22 market is "balanced"—it’s not a runaway train for sellers, and it’s not a bargain basement for buyers. It’s a fair middle ground where, if you price your home sensibly against the current housing supply, you’ll be handing over the keys successfully.
Got a question about a specific street or village? I'm always up for a chat and a brew.
